Three Dorado communities. The same three-month period. Three different market stories.
The Dorado real estate market cannot be understood through a single average. Residential sales reported in the Multiple Listing Service (MLS) from June 1 through August 31, 2025, compared with the same period in 2026, show higher average sale prices in Los Paseos, Sabanera and Dorado del Mar.
But each community arrived at that result differently. The number and mix of properties sold varied, and a higher average does not mean that every home increased in value by the same percentage. This public snapshot presents the headline numbers. Understanding what they mean for a particular property requires a closer analysis.

Los Paseos de Dorado: A Higher Average with More Closed Sales
Los Paseos offers a gated residential environment with access to community amenities and Dorado's schools, services and main roadways.
From June through August 2025, five MLS-reported sales ranged from $450,000 to $1.45 million, producing an average sale price of $785,000. During the same three-month period in 2026, seven sales ranged from $630,000 to $1.2 million, with an average sale price of approximately $810,143.
The number of sales increased and the average moved 3.2% higher. The lowest sale was higher in 2026, while the highest was lower, creating a narrower observed price range. This points to relative stability within the specific group of sales—not proof that every property in Los Paseos appreciated by 3.2%.
For an individual home, the relevant question is which recent sales are genuinely comparable in location, size, condition and improvements.
Sabanera Dorado: Higher Average Pricing with Fewer Transactions
Sabanera Dorado is known for its gated residential setting, extensive recreational amenities and the presence of TASIS Dorado within the community.
Between June and August 2025, eight MLS-reported sales ranged from $1.225 million to $3.477 million. The average sale price was $1,832,750. During the same period in 2026, six properties sold between $1.2 million and $2.85 million, producing an average sale price of $2,012,500.
The average moved 9.8% higher and exceeded $2 million during the 2026 period, even though transactions declined from eight to six and the highest individual sale was lower than in 2025. The 2026 properties sold were therefore concentrated at higher price points on average.
This does not establish a 9.8% appreciation rate for every Sabanera home. Size, location, condition, renovations and outdoor improvements can produce substantial differences between two properties in the same community.
Dorado del Mar: The Largest Average-Price Change—and the Smallest 2026 Sample
Dorado del Mar combines an established residential setting with proximity to the coast and access to the Dorado del Mar Golf Club. During the periods analyzed, it also recorded a lower average sale price than Los Paseos and Sabanera.
From June through August 2025, six MLS-reported sales ranged from $480,000 to $950,000, with an average sale price of approximately $599,667. During the same period in 2026, four sales ranged from $465,000 to $810,000, producing an average of $716,250.
Dorado del Mar registered the largest increase in average sale price among the three communities: 19.4%. It also had the smallest 2026 sample, with only four reported sales.
That context is essential. With fewer transactions, one or two properties can materially affect the average. The change reflects the sales recorded during the period; it does not mean that every Dorado del Mar property increased in value by 19.4%.
What the Comparison Reveals
The three communities arrived at higher average sale prices in different ways:
- Los Paseos recorded more closed sales, while its average sale price remained comparatively stable.
- Sabanera recorded fewer sales but a higher average that moved above $2 million.
- Dorado del Mar showed the largest percentage change in its average, but also had the smallest 2026 sample.
The results confirm why broad statements about the Dorado market can be misleading. Two properties in the same community may have very different values because of their size, renovations, lot, views, location and condition.
Closed sales also describe past activity. They do not reveal the complete current picture, including active competition, pending transactions, price adjustments or buyer activity for a particular property type.
What This Means for Dorado Buyers and Sellers
For sellers, a community average is a useful reference point, but it is not a pricing strategy. For buyers, it cannot determine whether a particular listing is appropriately priced.
A meaningful analysis compares the property with the most relevant closed sales and then considers current listings, pending transactions and the characteristics that distinguish one home from another.
The headline is in the numbers. The meaning—and sometimes the opportunity—is in the details.
