What Can an Inspection Reveal?
A property may show beautifully and still have conditions that are not visible during a typical visit.
In this case, the inspection and subsequent inquiries raised moisture-related concerns, items requiring electrical review, signs of pest activity and questions about whether certain spaces belonged to the apartment or were common elements.
Not every inspection finding means a buyer should walk away. Some items may involve routine maintenance, while others may require further evaluation by an appropriately licensed professional.
The important question is not simply whether the property has problems. It is whether the buyer understands what has been identified, what remains uncertain and how it could affect the purchase.
Why Can Condominium Repairs Be More Complicated?
When buying a condominium, a condition found inside an apartment may involve common elements, building systems or areas governed by the condominium.
A seller may be willing to cooperate but may not have the authority to approve or complete every repair independently.
That introduces additional questions:
- Who can authorize the work?
- Has a repair been approved?
- Is there an established timeline?
- Could the uncertainty affect the buyer’s move-in plans?
These questions can be especially important for buyers relocating to Puerto Rico or working toward a specific closing and occupancy date.
