A beachfront residence, a home overlooking the fairways, or a place where your family can spend more time together: your search for Dorado Beach real estate may begin with a particular vision. Finding the right property requires understanding how each option fits your plans—and what comes with the purchase.
Would a new development or a resale better suit your needs? Why do two homes in the same community have different asking prices? What should you understand about membership, services, and ownership expenses before making an offer?
During my 11 years as Sales Manager at Dorado Beach, a Ritz-Carlton Reserve & Residences, I gained firsthand experience with the resort and its residential offerings. Today, as Broker-Owner of INCANTO Real Estate & Relocation, I bring that perspective to buyers evaluating new developments and resale homes.
My role is to help you compare your options, negotiate with your priorities in mind, and have an experienced local professional accompanying you throughout the purchase.
Should you buy a new development or a resale?
The answer begins with how—and when—you intend to use your home.
A new development may appeal to you if you value a newly built residence and your timeline allows for construction and delivery. Depending on the offering and stage of construction, there may also be opportunities to select finishes or other features.
Before committing, we review the floor plan, specifications, purchase inclusions, payment schedule, anticipated delivery, and questions to address with the development team and your attorney. It is important to understand which features and dates are contractually established and which remain subject to change.
A resale allows you to evaluate the existing residence and its surroundings firsthand. You can assess its views, natural light, privacy, layout, and condition, while considering any improvements you may want to make. Availability for occupancy must still be confirmed.
If you need to move by a particular date, delivery and occupancy deserve special attention. If you are purchasing a second home, maintenance needs and preparations for your visits may carry more weight.
The right choice depends on the property, the terms, and how you plan to use it. Together, we compare those factors so your decision reflects your priorities.
If you are considering a new development, contact me before arranging your first visit. We can discuss your goals, clarify how buyer representation works for that offering, and coordinate visits with a clear plan.
Why do similar Dorado Beach homes have different prices?
Location, views, privacy, condition, renovations, layout, and outdoor spaces can all influence asking prices—even within the same community.
Price per square foot also requires a closer look.
If one residence is advertised using its interior living area and another uses a total that includes terraces, comparing their advertised prices per square foot can be misleading. Before drawing conclusions, we need to understand what each measurement includes.
The same care applies to market comparisons. An asking price reflects what a seller hopes to receive; a closed sale shows the price of a completed transaction.
I review relevant closed sales and competing listings with you, considering the differences that make each comparison useful. This helps us develop an offer strategy grounded in the property, available market evidence, and your goals.
What should you understand about membership and services?
Membership and access should be clarified early in your search for a Dorado Beach home.
Does the specific purchase include membership, or is a separate arrangement required? Are there application, approval, initiation requirements? Which privileges are available, and what recurring dues or additional charges apply?
These details should be confirmed for the particular property, whether it is a new development or a resale.
For branded residences, it is also important to understand what the brand relationship means in practice. Which services are included? Which cost extra? Who provides them, and what access comes with ownership?
Understanding these distinctions helps you assess whether the residence offers the experience you expect—and whether you will use what you are paying for.
What costs should you compare beyond the purchase price?
A clear comparison considers both the costs of purchasing and the ongoing expenses of ownership.
At the time of purchase, review anticipated closing costs, applicable transaction charges, and any membership initiation fees. Your closing attorney and the municipality should also confirm whether Dorado’s special municipal tax on high-value real estate transactions applies and how it is treated in your purchase.
During ownership, expenses may include association dues, shared expenses, special assessments, insurance, property taxes, maintenance, and membership dues.
For a new development, ask which expenses are estimates and which have been established. For a resale, request current information and ask about approved or pending assessments.
Two similarly priced residences can carry different financial commitments. Reviewing those differences early gives you a more complete picture before making an offer.
Who will follow the purchase process while you are away?
Buying from outside Puerto Rico often means coordinating important steps from a distance. Having a local professional who understands your priorities can make that process easier to manage.
For a resale, I help coordinate property visits, inspections, transaction milestones, and preparations for closing with the professionals involved.
For a new development, I serve as your local real estate point of contact, following up with the development team, requesting updates, and helping coordinate communications and upcoming steps throughout the purchase.
You have someone here who knows what you are buying, understands what matters to you, and stays involved as the transaction moves forward.
