Inherited Property With Siblings in Puerto Rico: What If You Disagree?

Mariela Arrojo de Armas  |  September 26, 2026

One sibling wants to sell. Another wants to rent. A third wants to preserve the family home.

What happens when everyone inherits the same property but wants a different outcome?

In a real case discussed on Café con INCANTO: Propiedades con Propósito, three siblings inherited a property in Puerto Rico valued at approximately $500,000. The home needed close to $80,000 in repairs, one heir lived in the United States and each sibling had a different idea about what should happen next.

The family needed to determine:

  • Whether repairing the property would produce a better selling price.
  • Who would provide the money for the work.
  • Whether renting was financially and practically viable.
  • Whether one sibling could acquire the others’ interests.
  • What could happen if they postponed the decision.

Postponing a decision does not pause the needs of the property.

In this episode, Mariela Arrojo and Pedro González explain how they helped the siblings compare their options and move toward an agreement.

The conversation explores the proposed $80,000 repair investment, the low offer the family received from investors, the heir living outside Puerto Rico and the sibling who hoped to keep the home.

Should the Heirs Repair the Property Before Selling?

Not every dollar spent on repairs produces an additional dollar at closing.

Before investing, the heirs should compare the property’s current condition and market value with its potential position after completing the work.

They should also distinguish between:

  • Maintenance, which helps preserve the property.
  • Repairs, which address damage or deterioration.
  • Improvements, which upgrade the property

A repair budget should be evaluated as part of the selling strategy—not treated as an automatic requirement.

Does an Inherited Property Have to Be Sold Below Market Value?

The siblings contacted INCANTO after receiving a low offer from investors.

One offer does not automatically establish the property’s market value. Before accepting, the heirs should understand comparable sales, the condition of competing homes, buyer demand, estimated repair costs and whether broader market exposure could produce a different result.

An inherited property may need work, but that does not mean the family should assume it has little competitive value.

What If an Heir Lives Outside Puerto Rico?

Distance can make it more difficult to coordinate documents, access the property, supervise repairs and participate in decisions.

Residency may also create tax or withholding considerations when the property is sold. Those questions should be reviewed with qualified legal and tax professionals.

From the real estate side, INCANTO can coordinate the property evaluation, market preparation, showings, offers and transaction while keeping heirs outside Puerto Rico informed.
